Andora Incorporations

Andora: From Project to Reality
With over two decades of history in the construction sector and operations spanning the entire country, Andora Construções has evolved to a new level: we are now Andora Construções e Incorporações.
This expansion marks a new cycle of growth and strategic positioning in the real estate market.
What does this mean?
Now, Andora not only builds, but also develops, plans and markets its own projects.
This allows us to have complete control over every step, ensuring excellence from concept to delivery. It's our vision for building the future, now embodied in every detail.
We are a traditional company that looks to the future, committed to creating projects that transform people's lives and drive development.
CYANO Private Resort
The Rare Encounter Between Sky and Sea
A color that cannot be explained. Neither blue nor green, but the instant of transition where the elements merge, revealing a single, unique thing. Here, living is inhabiting that limitless edge.
With only 173 lots, CIANO Private Resort is a high-end condominium developed by
Andora Construções e Incorporações, located on one of the last remaining seaside plots in the region. The project combines
exclusive sophistication and direct contact with the
nature of the Southern Brazilian coast.
Opening the windows to
infinite horizons, plunging into
crystal clear fresh water, walking through gardens that seem suspended between the real and the ethereal—every detail of CIANO was conceived to reflect the
purity and intensity of the color that inspires us.
CIANO is not just a place; it is an
experience. A refuge of satisfaction where time fades away, and
silence, luxury, and exclusivity are translated into essence.
It is the
privilege of living where the senses expand, where the ordinary dissolves and gives way to the extraordinary.
CIANO is for those who understand that living is not merely existing, but
touching the rare.
To ensure greater efficiency and high quality in the construction model, Andora develops a modern management methodology, based on the Lean Construction method and Design Thinking.
Lean Construction: a work system based on extensive project planning. The Lean method brings numerous benefits to project execution: it reduces non-value-added activities, reduces financial resources, shortens construction time and downtime, optimizes material use, and increases process transparency.
The Lean Construction methodology encompasses two important tools: Kanban, which controls and organizes the supply of materials to construction sites, preventing product waste; and Last Planner, which is essential for production planning and helps the technical team eliminate uncertainties during the project and ensures that activities are carried out with maximum productivity.
Design Thinking: In Engineering, we use this productive action plan to develop more creative, critical, and efficient thinking in operations, seeking to optimize results through new technologies, time management, and process review.
Technological Development

Higher quality for your project from the first stage.
For us, each project has unique potential. We apply our Value Engineering expertise from the pre-construction phase onwards. We help each client develop an innovative project with premises that ensure optimal construction performance and resource optimization.
Through study, research, strategy, management, and planning, we develop the best methodology to efficiently develop your project. This collaborative effort involves the expertise of our teams, along with designers, consultants, and the client, working in synergy to meet all quality, schedule, and budget requirements.
Benefits of pre-construction:
– Anticipates uncertainties, costs, and project schedules – Ensures integrated and complete planning – Ensures the best costs and deadlines – Ensures operational integrity, minimizing risks – Adds value to the project – Seeks the best solutions for excellent performance
Furthermore, if it is in the client's interest, we can assist in adapting the project, making it more sustainable and adapting it to the international standards of LEED Certification (Leadership in Energy and Environmental Design).
